What is a measurement or floorplan service?

A floorplan service is just what it sounds like: Based on what you want, an appraiser will measure your property's dimensions and area, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a form that can be used to prove the precise Gross Living Area (GLA), the sum of all livable space, of your home. These services are helpful and often necessary when challenging property taxes or selling a property.

How does a measurement service work?

During a measurement or floorplan service, an appraiser takes measurements of the home with a measuring tool — generally a tape measure or laser measuring device. As they walk the property, they note the layout of the rooms and other features, like closets, hallways, and fireplaces. They may draw a rough sketch of the property. Then, the appraiser types up a report and detailed floorplan showing the total area and the overall layout of the house. The completed report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When are measurement services required?

Property tax records often reflect incorrect area of a property because the values can come from many sources, and sometimes go unverified — meaning you may be taxed for more space than you have! Unless a certified appraiser has recently executed a valuation on your property (after any renovation that may have affected square footage), you'll need one to perform a home measurement service before disputing what you're taxed. An appraiser will establish an accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop overpaying.

Selling a property

A floorplan service will ensure that you're paid a fair price for your house. Area is one of the biggest factors potential buyers consider when purchasing a home — but since these values are often approximated rather than accurately measured, your listing might show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially decrease the price of your property as well as the number of interested buyers. The only dependable method of using a definitive GLA when listing your home or property is to reference a previous appraisal or measurement service completed by a certified appraiser (after any updating that may have affected square footage).
